Terms of Use

  • Article 1 (Application)

    1.These terms and conditions apply to short-term lease agreements concluded between the guest and the property owner for the use of this facility. Matters not stipulated herein shall be governed by applicable laws or generally accepted customs.

    2.If the facility agrees to special provisions that do not violate laws or customs, such provisions shall take precedence over these terms.

  • Article 2 (Required Information from the Applicant)

    1.A person applying for a short-term lease (lodging agreement) must provide the following details:

    • (1)Guest name
    • (2)Check-in date and estimated arrival time
    • (3)Accommodation fee (in principle, based on the standard rate in Appendix 1)
    • (4)Other matters deemed necessary by the facility

    2.In addition, the applicant must agree to the following:

    • (1)Guests must be able to communicate in Japanese or one of the supported foreign languages.
    • (2)Foreign nationals without a Japanese address must present a passport. Japanese citizens and residents of Japan must present a passport or government-issued ID such as a driver’s license.
    • (3)Guests must comply with the facility usage rules.
  • Article 3 (Application Deposit, etc.)

    1.The lease agreement is concluded when the facility accepts the application under the previous article. However, this shall not apply if the facility can prove that it did not accept the application.

    2.Once the agreement is concluded, the guest shall pay an application deposit—up to the basic accommodation fee for the stay (limited to 3 days)—by the date specified by the facility.

    3.The deposit will be applied first to the final accommodation fee. In case of cancellation, it will be applied in the order of penalty, then compensation. Any balance will be refunded.

    4.If the deposit is not paid by the specified date, the agreement will become void—provided that the facility has clearly informed the guest of the payment deadline.

  • Article 4 (Exception to Deposit Requirement)

    Notwithstanding the previous article, the facility may agree to waive the deposit after the agreement is formed.

  • Article 5 (Purpose of Use)

    1.The guest shall use the property solely for lodging purposes and shall not engage in business or other unauthorized activities within the facility.

    2.Only the guest and persons listed on the application may use the property.

  • Article 6 (Period of Use / Renewal)

    1.The contract period shall be as stated in the application under Article 2. The minimum stay is two nights. The facility may refuse reservations for fewer than two nights and three days.

    2.This contract terminates at the end of the stated period and shall not be renewed.

  • Article 7 (Supported Languages)

    The supported languages at this facility are Japanese, English, Chinese, and Korean. Guests must be able to understand one of these languages.

  • Article 8 (Accommodation Fees)

    1.Water, gas, and electricity charges are included in the accommodation fee.

    2.In case of early cancellation by the guest, no refund will be issued for unused days if the stay does not meet the minimum number of nights specified in Article 6.

  • Article 9 (Services Provided)

    1.The facility shall lend furnishings listed in the application form to the guest.

    2.Furnishings shall remain as installed in the facility. In principle, consumables will not be replenished during the stay.

    3.Meals are not provided.

  • Article 10 (Check-in and Check-out)

    • (1)Check-in: 4:00PM~9:00PM
    • (2)Check-out: By 10:00 AM
  • Article 11 (Guest Responsibilities)

    Guests must comply with the following:

    • (1)Refrain from actions that disturb neighbors, such as loud conversations, opening/closing windows at night, parties outside, or playing musical instruments.
    • (2)Dispose of garbage in accordance with designated waste separation rules and place it in the specified area.
    • (3)Use equipment and appliances according to instructions.
    • (4)Do not intentionally damage or remove any furnishings or equipment.
    • (5)Do not manufacture or store dangerous items such as firearms, swords, or flammable substances.
    • (6)Do not bring in or install heavy objects.
    • (7)Do not pour corrosive liquids down the drains.
    • (8)Do not bring pets such as dogs, cats, or other small animals.
    • (9)Read and comply with the facility’s “House Rules.”
  • Article 12 (Termination of Contract)

    The facility may immediately terminate the contract without notice if the guest:

    • (1)Modifies the property without permission.
    • (2)Causes a disturbance or inconvenience to neighbors.
    • (3)Keeps dangerous animals (e.g., wild beasts or venomous snakes).
    • (4)Uses the property for antisocial activities.
    • (5)Displays violent or threatening behavior in or near the property.
    • (6)Allows antisocial groups to reside in or repeatedly visit the property.
    • (7)Violates the terms of this agreement or the House Rules and fails to correct the violation within a reasonable period after being notified.
  • Article 13 (Entry to the Room)

    For sanitation or maintenance purposes, the facility may enter the room after prior notice to the guest.

  • Article 14 (Vacating the Property)

    1.This agreement ends on the final day stated in the short-term lease agreement.

    2.The guest must vacate the property by 10:00 AM on the day the agreement ends and restore the room to its original condition, excluding normal wear and tear.

  • Article 15 (Matters Not Specified)

    The facility and guest shall act in good faith to fulfill this agreement. In case of disputes or matters not specified herein, both parties shall discuss in good faith to resolve the issue.

  • Article 16 (Jurisdiction)

    Any disputes related to this agreement shall be governed by Japanese law and subject to the exclusive jurisdiction of the Osaka District Court.
